We would like your feedback on a rezoning application at 2805-2811 St. Johns Street. The applicant aims to consolidate two single-family lots into a single lot and rezone the properties from Single Detached Residential Zone (RS1) to a Comprehensive Development (CD) zone to facilitate the construction of a six-storey mixed use building. The key elements of the proposal are noted below:

  • A total floor area of 6,213m2 (66,876ft2) which equates a FAR of 3.84 and includes:
    1. 4,790m2 (51,559ft2) of residential floor space
      • 52 units in total, including six affordable (below-market) units
      • 100% adaptable units
      • 560m2 (6,028ft2) of amenity space
    2. 1,423m2 (15,317ft2) commercial / retail (CRU) floor space
      • Four CRU units are proposed at grade, all of which are designed with a mezzanine to increase total CRU floor space.
  • A total of 71 parking spaces and 98 bicycle spaces (80 long-term spaces and 18 short term spaces;
  • 33 residential spaces; 10 visitor spaces, and 28 CRU spaces.
