The subject property is located within the third tier of the Moody Centre Transit-Oriented Area (TOA), which allows a density of up to eight storeys or 3.0 Floor Area Ratio (FAR). As established through provincial legislation, the TOA designation supersedes the current Official Community Plan designation.

This proposal includes:

  • Rezoning the subject property from Single Detached Residential (RS1) to a Comprehensive Development (CD) Zone
  • A six-storey building containing 21 units with the following unit mix:
    • Four 1-bedroom units
    • Ten 2-bedroom units
    • Seven 3-bedroom units
