Frequently Asked Questions - Development Applications
Applications for development in Port Moody undergo careful consideration by City staff, interest holders, and Council. As part of this process, we post significant development applications to Engage Port Moody so that you can learn more and share your input online. Read more about public input and how it contributes to the development application process below.
Will I be identified in my comments?
Comments are anonymized prior to inclusion in any reports. Any identifying information, such as usernames, first/last names, or addresses is redacted from individual comments before publishing.
If you would like to comment publicly on a project, you can participate in a public hearing(External link) or in public input (scheduled at the start of regular Council Meetings). For more information see our Council Meetings(External link) page.
How many times can I comment on a project?
Respondents can submit one comment per comment period. Should multiple comments be submitted by one user, we will consolidate them or remove all but the first comment submitted. A comment period will usually be prior to each Council review of the report, including at the early input stage.
Will a project be rejected if public input received through Engage Port Moody is not in support?
Public input is one factor considered by Council in their decision-making process. Feedback received through Engage Port Moody is presented as part of a report that includes staff recommendations, consultant views, and data. Public input is unlikely to be the sole consideration when a project is reviewed.
What should I put in my comment?
Generally, comments should include what you like about the development, what you don’t like, and suggestions for improvement. Specific concerns can be very helpful and can even inform changes for the project.
Why are some projects proceeding without a public hearing?
In accordance with sections 464(2), (3), and (4) of the Local Government Act, updated December 2023, the City may be prohibited from holding, or not required to hold, a Public Hearing for a proposed zoning bylaw that meets the criteria defined in the referenced sections.
When a public hearing is not held, statutory notice will be given at portmoody.ca/planningnotices(External link).
Can I comment on projects even if a public hearing is not held?
Significant development applications that would be eligible for posting on Engage Port Moody will still have public comment periods on Engage Port Moody, regardless of public hearing status. The comment period will close prior to the third reading, to ensure comments are included in the report.
