The applicant would like to amend the Zoning Bylaw to rezone the property to CD85 and P1 to allow for 222 residential units, including 23 below-market rental units, 15,220 ft² of commercial space with a net floor area ratio of 2.65 and the dedication of 13,291 ft² of Schoolhouse Creek riparian area to the City.

This proposal includes:

  • six-storey mixed-use building over an underground parkade
  • Floor Area Ratio of 2.25 before land dedication and 2.65 following dedication
  • a total of 222 residential units, with a unit mix of 122 one-bedroom units (55%), 91 two-bedroom units (41%), and nine three-bedroom units (4%)
  • 23 below-market rental units and 10 rent-to-own units
  • 1,414m² (15,220ft²) of commercial space
  • 345 vehicle parking spaces and 335 bicycle parking spaces
  • protection and restoration of the South Schoolhouse Creek riparian area, with the RPEA portion dedicated to the City

Next Steps

On May 24, 2022 the rezoning Bylaw and Housing Agreement Bylaws were adopted, and Development Permit issued for this project. The proposal will move forward with the next phase, which includes building permits and servicing agreements.
