We would like your feedback on an Official Community Plan (OCP) Amendment and Rezoning application for the properties located at 2505-2517 St. George Street & 123-129 Mary Street. The proposal involves an amendment to the OCP to change the land use designation from Single Family Low Density to Public and Institutional and a rezoning from Single Detached Residential (RS1) and Medium Density Townhouse Residential (RM4) to Private Institutional (P2) to allow for a 15-storey building. A Development Permit for Form and Character and Hazardous Conditions (soil liquefaction) would also be required.
This proposal includes:
a 194-unit senior living building, including 46 privately owned condominiums, 100 full service independent/assisted living rental suites and 48 suites for memory and complex care residents
one 15-storey tower on a 5/6-storey podium
a total floor area of 184,917ft2
a floor area ratio of 4.46 times the lot area
