We would like your feedback on a rezoning and development permit application at 3121-3127 St. Johns Street and 110-118 James Road. The applicant would like to rezone the properties to a new Comprehensive Development Zone and obtain a development permit.

This proposal includes:

  • a 6 storey, mixed use residential/commercial building;
  • 180 market rental units consisting of a mix of studio, 1, 2 and 3 bedroom units, some with dens;
  • approximately 6,173 sq.ft. of commercial floor space;
  • a proposed gross floor area ratio of approximately 3.04;
  • 246 vehicle parking spaces on 2 underground levels accessed off Moray Place, 281 long term resident bicycle storage spaces and 24 short term visitor bicycle spaces;
  • an outdoor, amenity courtyard complemented by interior amenity spaces; and
  • the closure of a portion of Moray Place and the sale of that land to the developer.

Next Steps

On December 17, 2024, the rezoning Bylaw and Housing Agreement Bylaws were adopted, and the Development Permit was approved for issuance. The proposal will move forward with the next phase, which includes building permits and servicing agreements.
