Application ORD00004
Location: 3180 and 3190 St. Johns St. and 81–89 Moray Street

We would like your feedback on a Rezoning and Development Permit application for the property at 3180 and 3190 St. Johns Street and 81–89 Moray Street. The revised proposal involves the development of a mixed-use project containing 128 market rental and below market rental units in a 12 storey residential building, an institutional component consisting of religious and cultural uses and a small commercial component. Due to the sloping site, much of the parking is above grade which increases the height of the residential component to 16 storeys which will require an OCP amendment as well as rezoning and issuance of a development permit.

This proposal includes:

  • 128 residential units consisting of 115 market rental units and 13 below market rental units;
  • approximately 37,653 sq.ft. of institutional floor space;
  • approximately 2,552 sq.ft. of commercial space;
  • 317 vehicle parking spaces for all residential, institutional, and commercial uses accessed off Golden Spike Lane; and
  • 246 short- and long-term bicycle spaces.

Next Steps

Public Hearing is scheduled for November 5, 2024. Please see portmoody.ca/publichearing for more information.
