In July 2020, following a pre-application submission earlier in the year, Wesgroup Properties applied to the City for an OCP amendment to 14.8 acres (6.0 ha) of the Coronation Park Neighbourhood. In April 2022, Council approved the OCP amendment, with a number of changes required to the proposal. In July 2022, Wesgroup Properties moved forward with the next step in the development application process by submitting an application for rezoning, which is shown on this project page. 

We would like your feedback on the rezoning application for the same area as the previous OCP amendment, which is composed of 59 lots currently zoned One-Family Residential (RS1), plus City-owned roads. The proposed new zone would be a Comprehensive Development (CD) zone, which the City applies to many of its higher density mixed-use developments.

The key project statistics in the application include*:

  • A maximum total of 2,091,169 sq. ft. (194,276 sq. m.) of residential floor area in a combination of low-rise buildings and six towers ranging in height from 26 to 31 storeys.
  • An estimated 2,587 housing units, including 101 market rental units.
  • A minimum total of 105,271 sq. ft. (9,780 sq. m.) of retail and office commercial floor area.
  • A total of 63,539 sq. ft. (5,903 sq. m.) of private indoor amenity floor area for use by residents of the development.
  • A total of 9,504 sq. ft. (883 sq. m.) of child care floor area, which will accommodate an estimated 194 children.
  • A civic facility with 2,002 sq. ft. (186 sq. m.) of floor area.
  • A 2.54 acre (1.0 ha.) public park, with an additional 1.5 acres (0.6 ha.) of privately owned, publicly accessible open space.

On October 3, 2023 following a Public Hearing, the Rezoning Bylaw was adopted. The proposal will move forward with the next phase.
