We would like your feedback on a Rezoning and development permit application at 2806 Spring Street. The applicant would like to rezone the site from Light Industrial (M1) to a new Comprehensive Development (CD) zoning to allow for a six-storey building for non-market housing, adjacent to the Moody Central Transit Station.

This proposal includes:

  • 40 non-market housing units for women's transition housing;
  • Floor Area Ratio (FAR) of 3.8;
  • Total residential space of 33,543 sqft;
  • Amenity space totaling 2,290 sqft;
  • A total of 6 shared parking spaces.

The applicant is also proposing to provide 972 market units on a separate site located at 3060-3088 Spring Street and 80-85 Electronic Avenue.

Next Steps

On February 4, 2025, a Public Hearing was held and Council gave third reading to the OCP amendment and rezoning bylaws. The applicant can now proceed with the next steps in the development application review process, which includes finalizing a development agreement, housing agreement, and development permit.
