The applicant has applied for changes to the OCP which would increase the overall density for a portion of the Coronation Park neighbourhood to allow for a proposed mixed-use and multi-family development. If successful the application would result in a neighbourhood plan that outlines options for future rezoning applications and re-development.
This proposal includes*:
- six high-rise towers ranging between 26 and 31 storeys, and low to mid-rise buildings up to eight storeys
- 194,276 m² of residential gross floor area (an estimated 2,665 units)
- a minimum of 7,780 m² of the residential gross floor area (an estimated 105 units) will be for purpose-built rental
- a minimum of 1,483 m² of gross floor area will be provided for private indoor amenity use to serve the residents
- a minimum of 9,780 m² of commercial gross floor area, including retail and office, will be provided
- a minimum of 883 m² of gross floor area will be provided for childcare use (an estimated 90–120 children)
- a minimum of 1.03 ha will be provided for a public park
- a minimum of 186 m² of gross floor area will be provided for a civic facility

Next steps
On April 26, 2022, the OCP amendment bylaw for this development application was adopted by City Council. The applicant may now proceed to the next step of applying for rezoning. See Coronation Park (2) - Rezoning for information on the subsequent application for rezoning.
